What a report covers

Septic records

What the health department has on file for the parcel, linked to the original scans. Records that exist only on microfilm are looked up one parcel at a time, and the report says when they were not.

Permit history

Building permits from the local office, set beside the year the assessor says the house was built. A house with no permit on record since it was built is marked for a second look, not called unpermitted.

The county's and the city's own maps

Wetlands, landslide, lahar, floodplain and aquifer areas from the county's critical-area maps, and zoning and sewer mains from the city where it keeps its own. National map tools read federal layers only: on our example lot, one shows no wetland where the county maps one.

Beyond one lot

We hold these records for every lot in Pierce County, so we can answer for a whole area. Ask for what you would use and we will email you.

Lot lists

Every lot in an area that fits what you build or buy: room for an ADU, sewer or septic, no mapped hazards, years since the last sale, size. A spreadsheet with each address and why it made the list.

Area reports

One city or community at a time: how many lots can take an ADU, vacant land sales and price per acre, new homes permitted each year, and how much land sits in hazard areas.

Land and building by quarter

Each quarter, for the whole county: vacant land sales and prices, new-home permits, and which places are growing fastest, city by city.
